Our Custom Home Process
At Lauren Homes, we believe building a home should be exciting, transparent, and stress-free. Our custom home process is designed to keep you informed, protect your budget, and deliver the quality you expect from a trusted Cape Coral home builder.
Step 1: Property Requirement & Site Evaluation
Before we begin designing, we require that you own the property where your custom home will be built. This ensures the design process aligns with your land’s unique features.
As part of our commitment to building trust, Fred Price personally visits the property before any initial floor plan or elevation is created. This evaluation helps confirm the land is suitable for construction and uncovers any potential concerns—such as grading, setbacks, or hidden site conditions—that could affect the build.
Step 2: Initial Floor Plan & Elevation
Once your land is approved for building, we begin working with architects and engineers to bring your vision to life. For a small initial fee, you’ll receive:
- A custom floor plan designed around your lifestyle
- An elevation drawing that illustrates the style and character of your new home
At this stage, we’re also able to provide a guesstimate of the overall cost based on the size and style of your home. This early estimate helps you understand where the price point is likely to fall, while still allowing flexibility in design and selections.
Step 3: Full Engineered Plans
If you’re ready to move forward, we’ll prepare a complete engineered set of plans in your name. These detailed blueprints allow us to price your home with precision and ensure all requirements are ready for permitting.
At this stage, you are not locked into using Lauren Homes as your builder—but most clients do, because of the trust and transparency we establish.
Step 4: Budgeting & Cost Structuring
From the start, we focus on keeping your project on budget. While the guesstimate gives you a starting point, once engineered plans are finalized we can prepare a true fixed-price contract that covers:
- The materials and finishes you’ve selected
- Any necessary land improvements
- A detailed, transparent cost to build your home
Step 5: Design Meetings at Our Showroom
You’ll collaborate with our team at our Del Prado showroom to select colors, finishes, and design elements. These meetings make the process enjoyable and ensure your home feels truly custom to your style.
Step 6: Building Your Dream Home
With plans complete, budgets approved, and selections finalized, our construction team gets to work. We keep you updated every step of the way, so you can watch your dream home take shape with confidence.
