What a home costs and how we price it
Our floor plans start in the $400s. Custom homes usually run $600,000 and up. As a rule of thumb, Southwest Florida construction runs about $200 per square foot under air for production-level finishes, $240 for mid-range and $350 or more for high-end. These ranges help you see whether we are the right fit before you spend time on design. Your actual price depends on your floor plan, your lot and what you put into the home. Your lot, a pool, and site work beyond the typical fill and clearing allowances add to the cost. Get a number for your lot with our free home estimate or read our cost to build a home guide.
- Price range: we share a typical range so you can see whether we fit your budget.
- Lot evaluation: we check your lot’s zoning, flood zone, fill, utilities and site work.
- Plan and selections review: we sit down with you and go through your floor plan and everything going into the home.
- Fixed-price proposal: you get one price for your home as specified, not a cost-plus contract.
We are a custom builder, not a production builder repeating one plan a hundred times, so we price each home once we understand it.
How long it takes
Permitting in Lee County and Cape Coral usually takes 1–3 months. After the permit is approved, a Cape Coral home with a pool typically takes 7–12 months to build, and a fully custom home 10–16 months. See our custom home process for each step.
