Luxury vinyl plank is everywhere in Southwest Florida right now — in new construction and in remodels. You hear it is indestructible. You hear it is affordable. You hear it looks just like real wood.
Two out of three of those are mostly true. The “indestructible” part is where we need to talk.
I am Fred Price with Lauren Homes. We build custom homes on your lot across Cape Coral, Fort Myers, North Fort Myers, and the rest of Southwest Florida, and flooring is one of the first real decisions our clients have to make. Here is the good, the bad, and the ugly on LVP versus tile — including a job where we tore an entire floor out of a finished home and started over.
Why LVP and tile dominate Florida floors
You do not see much real hardwood in Southwest Florida homes, and there is a reason. The humidity and the heat down here are hard on solid wood. It moves, it cups, and it does not forgive a slab that holds moisture.
So when a homeowner wants that wood look on the floor, there are really two options: luxury vinyl plank, or a wood-look porcelain tile. Almost every flooring conversation we have during a build comes down to those two.
What luxury vinyl plank actually is
LVP is a multi-layer synthetic plank with a printed wood-look surface and a wear layer over the top. The planks snap together and float over the substrate.
The practical advantages are real:
- It installs fast. Planks snap together and cover a lot of distance quickly. On a build schedule, that matters.
- It is lightweight and easy to handle.
- It can go over an existing slab — and in a remodel, often right over existing tile, without chipping the old floor out.
- Less labor. No grouting, no wet cutting, no leveling every piece.
What porcelain tile brings
Porcelain tile is a thicker, harder, fired product. Set it next to a plank and you can feel the difference in your hand immediately.
It is also considerably more labor intensive. There is cutting. There is grouting. There is making sure every piece is level so you do not end up with lippage across a great room. That labor is the reason tile costs more to put down, and it is also the reason a good tile job looks the way it does ten years later.
LVP vs. tile: what it actually costs
We buy from PCC Tile, a local distributor here in Southwest Florida, and they carry good product in both categories. On the samples we were pricing recently, the material ran roughly $2.59 per square foot for the luxury vinyl plank and $3.29 per square foot for the porcelain tile.
Then there is installation, which is where the gap widens. Tile work averages somewhere between $3.50 and $5.00 per square foot to install in this market. LVP installs for less, because it snaps together and lays over the top of what is already there.

The part nobody shows you: LVP scratches
Our office on Del Prado Boulevard in Cape Coral had old tile floors. I hated them. Rather than chip all of it out, I did exactly what a lot of homeowners do — I put LVP right over the top of the existing tile.
One day I asked one of my guys to move something, and he dragged it instead of lifting it. There is now a scuff and a scratch running across my office floor that I look at every single day. It drives me nuts. I am going to end up popping those planks out.
Here is the point: if that had been porcelain tile, dragging that same object across it would not have marked the floor. You simply do not scratch porcelain that way. With LVP, you have to be genuinely careful moving furniture, appliances, and anything heavy across the floor for the life of the home.
The ugly: a full-floor replacement in a home we built
About two years after we finished a home, the homeowners called. The LVP was peeling — starting in the corners and spreading.
We had bought quality material. It was installed correctly. And when a builder gets that call, the first red flag is always the same thought: did we install it wrong?
We brought the manufacturer out to the property to inspect it. What came back was a defect in the material itself. Not the install, not the substrate — the product.
The home was already past its cosmetic warranty period. We decided to step up anyway, and our supplier did the same. The manufacturer agreed to supply replacement LVP so the floor could be redone. But the homeowners had had enough of vinyl plank. They wanted tile.
So here is what “just replace the flooring” actually looked like:
- We had already paid to install the original LVP floors once.
- Remove all of the baseboards throughout the home.
- Tear out every plank of luxury vinyl plank.
- Bring in a dumpster and haul it all away.
- Put the homeowners up somewhere else — their entire home was turned upside down and they could not live in it.
- Install tile throughout.
- Reinstall the baseboards.
- Repaint the baseboards.
- Full clean of the house.
- Move the family back in.
A scratch, some peeling, or a manufacturer problem with luxury vinyl plank can lead to a lot more than popping out a couple of planks and snapping new ones in. When you are a small business in this market, referrals are everything, and doing right by that client was the only call to make — but I would rather you know up front what the downside case looks like.
So which one should you put in your home?
There is no universally correct answer, and I am not going to pretend there is. Here is how I would frame it:
Luxury vinyl plank makes sense when budget is the priority, you are covering an existing floor in a remodel, the schedule is tight, or you want a softer, warmer surface underfoot. Just go in knowing it can scratch, high-traffic lanes can wear, and you are accepting some manufacturer risk.
Porcelain tile makes sense when you want the floor to be the last thing you ever worry about — heavy furniture, dogs, sand tracked in from the Gulf, grandkids, and a Florida lifestyle that is hard on floors. You pay more up front in both material and labor, and you buy durability with it.
The two risks with LVP are worth stating plainly, because they are the two that cost real money:
- It can be scratched. Be aware every time you move something across it.
- Manufacturer defects happen — even on good-quality product — and high-traffic areas can wear down over time.
Talk it through before you pick

Is LVP or tile better for a Florida home?
Both work well in Florida’s heat and humidity, which is why they are the two standard choices here instead of hardwood. Porcelain tile is more durable and will not scratch when furniture is dragged across it. LVP costs less in both material and installation and goes in faster. If long-term durability matters most, choose tile. If budget and speed matter most, choose LVP.

Can LVP be installed over existing tile?
Yes. One of the practical advantages of luxury vinyl plank in a remodel is that it can float over an existing slab or an existing tile floor, so you avoid the cost, mess, and time of chipping out the old floor.
What happens if LVP peels or fails after installation?
If the failure is a manufacturer defect, the manufacturer will typically inspect the property and can supply replacement material. But the material is only part of the cost. A full floor replacement means removing baseboards, tearing out and disposing of the old planks, relocating the family while the work is done, installing the new floor, then reinstalling, repainting, and cleaning. That is why the flooring decision deserves real thought during the build.
Do you have to use hardwood floors in Florida?
Very few Southwest Florida homes use solid hardwood. The humidity and heat are hard on real wood, so most homeowners who want a wood look choose either luxury vinyl plank or a wood-look porcelain tile.
